Passport or other ID card is enough for a foreigner to buy a real estate (apartment, flat, etc.) in Bulgaria. The foreign real estate owners have the same rights as the citizens of Bulgaria.
Purchase of land (house + parcel of land) is a slightly different story. There are two solutions: a long-term (e.g. 99 years) agreement of parcel rental for nominal charge, and the purchase of the building itself is charged into expenses of the company (or the house can be bought by a private person, the plot by the company). The companies can also purchase land for construction, agricultural land and forests.
