11. Does it pay off to buy exclusive real estates, even for 1800 EUR per square meter? Is it not too expensive?
Of course, it does pay off. These are the prices in best locations and usually include luxurious furnishing and equipment, as well as SPA, swimming pools, restaurants, etc. The seaside real estates in Poland (often thought of as underestimated) cost even up to 5500 EUR per square meters. This price does not include the warm sea, 6 months of great weather, exoticism and infrastructure of Southern Europe. The prices of similar real estates in other countries are several times higher.

12. How much do notary’s charges amount to after purchasing a real estate?

The notary’s charges and costs of legal services at purchasing the real estate amount to 3,5 – 4 % of purchase value (it depends on the tax amount chosen by the Municipality).



13. Is it a good time to invest?

As in the real estate boom after the entry of Bulgaria into the EU took off. Just remember the period after the Polish entry into the European Union. A similar situation has real estate market in Bulgaria. A square meter price is still so attractive that it is worth the investment. It is also worth to observe that in the case of Spain from the date of entry into the EU property prices increased by 800%.

 



14. Is Bulgaria a stable country?
The fact of Bulgaria’s entrance to the EU forced the country to meet certain legal, economic and other standards. Similar institutions as in Poland or other states guard the national stability. Bulgaria has presented budgetary surplus! Large global funds and the English, Danes, Irish, Austrians, Russians, Dutch, Greeks, Czechs and others invest in Bulgaria.

15. What are the guarantees I will not be financiered or deceived?

It eorth to select real estate developers operating in the market for many years. This may be by asking about the other projects of the developer. At the request of the Customer we will arrange a meeting with Bulgarian, independent lawyer who will review the documentation for a given purchase. Menada of course, can also assist and translate for such meetings.



16. What are the standards of the real estates?
The real estates are constructed in three standards: turnkey, turnkey with bathroom and kitchen furnishing, or full standard (furnishing, furniture). The turnkey standard means the lack of furniture only, i.e. painted walls, tiled floors, panels, carpets, full bathroom fittings, internal doors, etc. In case there is no furniture in the apartment/house, our company guarantees additional equipment.

17. Why invest in Bulgaria?
Bulgaria is an underestimated real estate market with a great growth potential. Tourist and building industries are the two ‘driving forces’ of the Bulgarian economy. It is a country of lowest costs of living – cheap water, power, maintenance, and tourist-friendly prices. The tourist market expands. International chain hotels are built there – Melia, RIU and Neckermann. Bulgaria is an extremely attractive country – warm sea, climate and nature (balneotherapy), mountains. The summer season begins in May and ends at the end of October. The winter season in ski resorts lasts up to 190 days.

18. Do you offer any bargains?

On behalf of the Investor we negotiate the price of real estate with developers. Due to a long collaboration with sellers we are able to obtain discounts. In case Investor will decide to invest we give back cost for one person to the amount of 1,500 zł.



19. I don’t know the country - how will I know which real estate brings the greatest profits?

we provide investment advice. We suggest the choice of such investments, which meet the individual needs of customers at the same time have the greatest potential to achieve in the future possible high profits.



20. Do I have to pay for the real estate at once at the developer?
No. It is usually a reservation charge for the real estate. Payments stretched out in time are possible as well.
